Our Process
The best construction projects don't happen by accident. They happen when expectations are clear, communication is consistent, and everyone involved understands the plan. That's the difference between a project that feels organized and one that feels stressful.
That's why we put as much emphasis on the work that happens before construction begins as we do on the work itself. Detailed budgeting, thoughtful planning, active project supervision, and regular communication help clients make informed decisions and move through the process with confidence.
Every project is different, but our approach stays the same: stay organized, communicate often, maintain high standards, and do what we say we're going to do. The goal is simple: fewer surprises, better decisions, a smoother construction experience, and a finished project we're proud to stand behind.
What Guides Our Process
Before budgets, schedules, permits, and construction begin, there are a few principles that shape every project we take on. These values influence how we manage projects from start to finish.
TRANSPARENCY
We believe clients deserve clear information and honest conversations. From budgeting and scheduling to project decisions and change orders, our goal is to make sure you understand what’s happening and why.
REALISTIC EXPECTATIONS
Construction projects involve countless moving parts. We prioritize realistic budgets, achievable schedules, and practical solutions over promises that sound good upfront but don’t hold up in the real world.
COMMUNICATION
Questions deserve answers. We keep clients informed throughout the project so they're never left guessing about progress, decisions, or what's coming next. Regular updates help projects move more smoothly and keep everyone aligned.
How we move a project from first conversation to final walkthrough.
STEP 1: Consultation
& Site Visit
Every project starts with an on-site meeting to discuss your goals, budget, timeline, and priorities. We’ll walk the space, review existing conditions, take measurements, and ask detailed questions so we fully understand the project before putting numbers together.
The more clarity we have upfront, the smoother construction tends to go later.
During this stage:
Walk the property and evaluate existing conditions.
Discuss project goals, priorities, and budget expectations.
Review timeline considerations and project constraints.
Take measurements and gather project information.
Identify potential challenges and opportunities early.
STEP 2: Detailed Budgeting & Scheduling
Once we have a clear understanding of the project, we prepare a detailed estimate and preliminary construction schedule. Our goal is to provide realistic numbers and timelines so you can make informed decisions with confidence.
If adjustments are needed to align with your budget, we'll review options together and explain the cost implications of each choice.
During this stage:
Prepare a detailed line-by-line estimate.
Develop a milestone construction schedule.
Review scope, allowances, and project options.
Discuss budget adjustments and value-engineering opportunities.
Answer questions before construction begins.
STEP 3: Preconstruction Planning
Construction runs more smoothly when planning happens before the first hammer swings. During this stage, we coordinate with clients, designers, consultants, and local jurisdictions to help keep permits, scheduling, and project planning moving forward before construction begins.
As a local builder serving Bainbridge Island and Kitsap County, we're familiar with the permitting processes, site conditions, and construction challenges unique to the area.
During this stage:
Coordinate with clients, architects, and designers
Review plans for constructability and budgeting considerations
Assist with permitting and jurisdiction requirements
Coordinate scheduling with consultants and trade partners
Finalize preconstruction planning before work begins
STEP 4: Construction Management
Once construction begins, active management becomes critical. Our superintendents remain involved throughout the project to oversee quality, scheduling, coordination, and jobsite organization.
We work closely with subcontractors, suppliers, inspectors, and design professionals to keep the project moving efficiently and address issues before they become larger problems.
During this stage:
Coordinate subcontractors and suppliers
Actively drive project schedules and milestones
Ensure jobsite safety and organization
Manage inspections and project documentation
Maintain quality control throughout construction
STEP 5: Client Communication
& Updates
Good communication helps projects run smoothly. We keep clients informed throughout construction so they understand progress, upcoming decisions, schedule updates, and any changes that may affect the project.
Construction projects involve a lot of moving parts. Our goal is to make sure you're never left wondering what's happening on your own project.
During this stage:
Provide regular progress updates
Communicate schedule changes and milestones
Review selections and project decisions
Discuss change orders when necessary
Remain available to answer questions
STEP 6: Quality Control & Completion
As the project nears completion, we conduct a detailed walkthrough to review finishes, functionality, and overall workmanship. Any remaining punch-list items are addressed so the project can be completed to the standards we expect from our team.
We don't consider a project complete until the details are handled properly and the finished product reflects the quality we're proud to stand behind.
During this stage:
Review finishes and overall workmanship
Test systems and project functionality
Complete punch-list items
Conduct a detailed final walkthrough
Prepare the project for final turnover
